West Chester is the Chester County seat and one of the few boroughs in the Philadelphia suburbs where you can genuinely live without a car. The historic grid of brick Federal and Victorian townhouses radiates out from the courthouse, and within a ten-minute walk you have the restaurant district, the farmers market, and a university campus.

That walkability creates two very different buyer pools competing for the same square mile. Young professionals and empty nesters want the borough itself, and they will pay a premium per square foot for a three-bedroom townhouse with no yard. Families generally want the township — East and West Goshen, Westtown, Thornbury — where lot sizes open up and the commute into the borough is under fifteen minutes. Understanding which side of that line a property sits on is most of the pricing conversation here.

West Chester University brings roughly 17,000 students, which supports a rental market that has been reliable for small investors for decades. It also creates the borough's most-debated zoning issues, and the student-rental overlay rules matter enormously if you are buying with any intention of renting. This is one of the few local markets where I would tell an investor not to write an offer until we have read the specific ordinance for that block.

QVC's headquarters sits just outside the borough and remains one of the county's larger employers, and the US-202 corridor between here and Malvern carries a dense concentration of professional and life-sciences jobs. West Chester Area School District consistently ranks near the top of the county, which puts a durable floor under family housing demand.

Inventory in the borough is genuinely constrained. It is a historic district with almost no room to build, so the number of homes that trade in a given year is small and predictable. That scarcity is exactly why so many of the best properties here sell before they are ever publicly marketed.
