Pottstown has the bones of a proper river town — a real High Street commercial district, three-story brick buildings with intact cornices, and a riverfront that the borough has been steadily reclaiming. It also has the lowest entry prices of any market on this list, with a meaningful share of inventory still trading below $250,000.
That combination attracts two very different buyers. First-time buyers priced out of everywhere else in Montgomery County find they can actually afford a single-family home here. Investors find rent-to-price ratios that work. Both are correct, and both need to underwrite carefully, because Pottstown's housing stock is old and the difference between a maintained property and a neglected one is substantial.
The Hill School, a well-known boarding school, sits in the borough and is a significant local institution and employer. US-422 provides direct access to the King of Prussia job corridor, roughly 25 minutes east on a good day, which is what makes the commute math work for buyers who want the price point but need the jobs.
The Schuylkill River and the riverfront park system are the borough's most underrated asset. Continued investment in the trail network and riverfront access has been steady, and it is the kind of amenity that tends to show up in values slowly and then all at once.
Pottstown School District faces the funding pressures common to older post-industrial boroughs, and it is a real consideration for families. Buyers focused on schools frequently look at neighboring Owen J. Roberts or Boyertown districts, which cover parts of the surrounding townships at somewhat higher price points.
