Royersford and Limerick sit on the Montgomery County side of the Schuylkill and share the Spring-Ford Area School District — which is, for most buyers here, the entire point. Spring-Ford is a strong, well-regarded district, and it draws families out of the 422 corridor consistently.

Limerick Township has absorbed most of the area's new construction over the past two decades. If you want a house built after 2010 with a two-car garage and a district families actively seek out, this is one of the more efficient places in the region to find it. Royersford borough is older and denser — twins and singles near the river, at prices notably below the township's new-build product.

The Limerick Generating Station is the region's most visible landmark and its largest taxpayer. Its cooling towers are visible for miles, and buyers relocating from outside the area invariably ask about them. The plant's tax contribution is a meaningful part of why the township's services and schools are funded the way they are.

US-422 runs the length of the corridor and carries commuters east toward King of Prussia and west toward Pottstown and Reading. Traffic on 422 during peak hours is the single most common complaint I hear from residents, and it is worth driving at 7:30 a.m. before you commit to a location.

The Philadelphia Premium Outlets and the retail cluster around the 422/Route 100 interchange give the area more commercial depth than its population would suggest, and the Schuylkill River Trail continues to extend through the corridor.
