Kennett Square calls itself the Mushroom Capital of the World and it is not marketing — the borough and surrounding townships produce a substantial share of the entire country's mushroom crop. That industry shapes the local economy, the labor market, and the character of the community in ways that make Kennett genuinely different from anywhere else in Chester County.
The borough itself is a walkable historic downtown with an unusually good restaurant scene for its size and a State Street commercial district that has held up better than most. Housing runs from Victorian singles and twins in the borough to substantial properties on acreage in Kennett, East Marlborough, and Pennsbury townships.
Longwood Gardens is the other defining institution — over a thousand acres of botanical gardens drawing more than a million visitors a year, and a significant local employer. Its presence, along with the surrounding du Pont land holdings and conservation easements, has permanently limited development density across a wide area. That scarcity is a durable support for values in the southern part of the county.
The US-1 corridor puts Wilmington roughly 25 minutes south, which matters more than most Chester County buyers expect. A meaningful share of Kennett buyers work in Delaware, and the Delaware tax situation is frequently part of the conversation.
Kennett Consolidated School District serves the borough and surrounding townships. The area's agricultural economy also means a substantial and long-established Hispanic community, and Kennett is one of the more genuinely diverse municipalities in Chester County.
