Norristown is the Montgomery County seat and, on price per square foot, the best value left inside the I-476 loop. It is also the most misunderstood market I work in.
The municipality has real challenges — the school district faces meaningful funding pressure, and some sections of the borough carry deferred maintenance that scares off buyers who only look at aggregate statistics. But Norristown also has genuine assets: the county courthouse and its employment base, the Norristown Transportation Center connecting regional rail and the Norristown High Speed Line into Upper Darby, Elmwood Park Zoo, and direct Schuylkill River Trail access.
The housing stock is largely brick twins and rowhomes with front porches, much of it built between 1890 and 1940, on small lots. For investors this has been one of the most reliable cash-flow markets in the county for years — the rent-to-price ratio works here in a way it simply does not in Blue Bell. For owner-occupant buyers, particularly first-time buyers, it is one of the few places left in Montgomery County where a single income can carry a mortgage.
The caution is that Norristown is a block-by-block market to a degree that no other town on this list is. Two streets can have materially different values, rent levels, and trajectories. Generalized market data is close to useless here. This is a market where you walk the block, at different times of day, before you write.
Redevelopment activity along the riverfront and around the transportation center has been building steadily. Whether that translates into broad appreciation is a legitimately open question, and I would rather tell a client that honestly than sell them a narrative.
