Before I sold a single house, I spent over a decade in real estate development — most of it as a Vice President with American Land Development, running acquisition and planning for masterplan communities around the country. I have underwritten land, argued with municipalities over entitlements, and watched deals succeed and fail on numbers rather than enthusiasm.
That is an unusual background for a residential agent, and it shows up in the two moments that decide whether a transaction goes well: what we offer, and what we list at. Both are analytical questions dressed up as emotional ones.
I joined The Gary Mercer Team in December of 2022 and I work Montgomery and Chester County full time. I live in West Chester. I know which streets in Downingtown sit in the flood plain, which Norristown blocks are worth the price and which are not, and why two houses on the same street in Blue Bell can feed different elementary schools.
The other half of the job is access. Roughly speaking, the public portals show you the market after the market has already seen it. Between Bright MLS Coming Soon status, office exclusives, and a broker network I actually work, my buyers regularly see homes days before they syndicate to Zillow. That head start is frequently the entire difference in a competitive market.
Outside of work I am a competitive amateur golfer, I am involved in local community events across the area, and I am an Eagles fan in the way that requires no further explanation around here. If we work together you will find me responsive, direct, and reasonably fun to spend a Saturday with.
