Exton and Malvern sit at the center of Chester County's job base. The Great Valley Corporate Center, Vanguard's Malvern campus, and the pharmaceutical and life-sciences employers strung along US-202 mean a large share of buyers here are moving for work and never leave the county to do it.

The two towns are quite different despite their proximity. Exton is a Route 30 commercial hub with substantial newer townhome and single-family development and a SEPTA station on the Paoli/Thorndale line. Malvern borough is small, historic, and walkable, with a much tighter supply of homes and prices to match. Buyers who start out saying 'Exton or Malvern' almost always end up firmly in one camp once they have walked both.

West of both, you enter genuine Chester County horse country — Willistown, Charlestown, and East Whiteland's rural edges, where properties sit on multiple acres behind post-and-rail fencing and the market operates on entirely different timelines. Rural Chester County properties can take months to sell and frequently trade privately. That is a different transaction, and it needs a different approach.

Great Valley School District and Downingtown Area School District both serve portions of this area, and the boundary matters more than most buyers expect. So does the SEPTA station: proximity to Malvern or Exton station carries a measurable premium among Center City commuters.

The Chester Valley Trail runs through the corridor and connects toward Valley Forge, which has become an unexpected selling point for buyers who want to commute by bike or simply want trail access from the neighborhood.
