I am Mike Flatley, a licensed REALTOR® with The Gary Mercer Team at LPT Realty, working with buyers and sellers throughout Montgomery and Chester County, Pennsylvania. I joined the team in December of 2022 and I live in West Chester.
My path into residential brokerage went through the development side of the business. For more than a decade I worked in real estate development, most recently as a Vice President with American Land Development, where I focused on acquisition and planning for masterplan communities across the country. That role meant underwriting land, navigating entitlements and municipal approvals, and building the financial models that determined whether a project moved forward or died on the spreadsheet.
Before that, I served as Vice President of the London Bridge Resort in Lake Havasu City, Arizona, and earlier as a general manager for a golf club based in Limerick, Pennsylvania. Both were hospitality and operations roles, which is a longer way of saying I spent years learning that a business is only as good as how it treats people when something goes wrong.
I earned my Bachelor's degree in Finance from West Chester University in 2011, where I played on the golf team for all four years. The finance training is the reason I am comfortable telling a client that the numbers on a property do not work, and the golf is the reason I am still out there most weekends losing to people I have known for twenty years.
What all of that adds up to, practically: I approach a house purchase the way I used to approach a land deal. What is it actually worth, what does it cost to fix, what does the market support, and what happens if we are wrong? That discipline protects clients on the buy side and produces honest pricing on the sell side. It also means I will occasionally talk someone out of a house, which is not a great short-term business strategy and is the correct thing to do.
The rest of the job is presence and responsiveness. Real estate happens on evenings and weekends, offers have deadlines measured in hours, and the agent who does not pick up the phone costs their client the house. I am a full-time agent and I answer.
Outside of work, I play in local competitive amateur golf tournaments through the year, I am involved in organizing and promoting local service events in the community, and I spend the rest of my time exercising, traveling, and with family and friends.
